Project Overview

Spaceworks partnered with PMG to deliver new end of trip (EOT) facilities at 213 Tuam Street, Christchurch, enhancing the building’s amenity offering and supporting a more active, wellbeing focused workplace.

The project forms part of PMG’s wider strategy to improve asset performance through targeted investment in shared facilities that directly respond to tenant needs. The new facilities replace outdated amenities and reposition the building as a contemporary, tenant focused workplace.

Designed to support daily use while elevating the overall building experience, the result is a high quality, durable facility that adds tangible value for both tenants and investors.

Client Challenge

With changes underway in the tenant mix at 213 Tuam Street in Christchurch (previously One Building), PMG identified an opportunity to enhance the building’s offering through upgraded shared amenities.

The existing facilities no longer aligned with tenant expectations or broader workplace trends around wellbeing, flexibility, and active commuting. There was a clear need to introduce EOT facilities that would support these behaviours while strengthening the building’s position in a competitive office market.

A key challenge arose during construction when an existing pipe was discovered to be higher than expected, impacting floor levels and flooring integrity. Resolving this required careful coordination and design adaptation to ensure performance and durability were not compromised, while still delivering a high-quality outcome within the existing building constraints.

Design Response

The design approach focused on creating a facility that feels like a seamless extension of the wider building, both visually and experientially.

A moody, refined material palette was selected to align with the contemporary finishes used throughout the building, elevating the space beyond a purely functional environment. Carefully considered lighting enhances both usability and atmosphere, contributing to a calm and premium user experience.

The layout was planned to support intuitive and efficient movement through the space. A clear sequence from entry through to lockers, bathrooms, and supporting amenities ensures ease of use, particularly during peak periods. Generous circulation and well positioned facilities minimise congestion and allow multiple users to comfortably access the space at once.

Practical elements such as lockers, ironing facilities, and a drying cupboard were integrated to support daily routines, ensuring the space is not only visually refined but highly functional.

Supporting Wellbeing and Active Commuting

A key driver for the project was to support healthier, more sustainable commuting choices.

The new facilities encourage tenants to cycle, run, or walk to work by providing a high-quality environment to transition comfortably into the workday. This supports both individual wellbeing and broader environmental outcomes by reducing reliance on car travel.

Sustainability was also considered in how the facilities were delivered and will perform over time. Material selection focused on durability and longevity, ensuring the space continues to function under high daily use. Waste diversion was actively tracked throughout construction, achieving a 44% diversion rate, a strong outcome within the constraints of a bathroom-focused fitout where reuse opportunities are often limited.

This project forms part of Spaceworks’ ongoing partnership with PMG, delivering sustainable workplace outcomes across their portfolio.

Creating a Seamless User Experience

The facilities were designed to feel intuitive, inclusive, and easy to use.

A gender-neutral approach supports accessibility for all users, reflecting PMG’s commitment to social sustainability and future focused workplace design. Generous bathroom proportions, clear zoning, and well considered lighting contribute to a calm and comfortable environment.

While many of the design decisions are subtle, they play an important role in shaping the overall experience. The logical layout, ease of movement, and thoughtful integration of amenities reduce friction in daily use, ensuring the space performs consistently and reliably over time.

The project successfully balances design quality, functionality, and measurable sustainability outcomes, delivering a space that tenants actively choose to use as part of their daily routine. Positive feedback from both PMG and tenants highlights the usability, comfort, and elevated look and feel of the facilities.

By investing in well considered shared amenities, PMG has enhanced the value of the asset, supported tenant wellbeing, and reinforced the building’s position as a progressive, people focused workplace.
